The community or neighborhood of Ballard Washington is located north of Seattle bordering on Salmon Bay and the Ship Canal to NW. 65th St., from 15th Ave., Northwest to 28th Ave., Northwest. It's home to many residential neighborhoods, townhomes and condo buildings, trendy coffee shops, eclectic cafés and bistros as well as several neighborhood parks. It's easily accessible along the Ship Canal Bridge or along NW. 65th St. to Interstate 5. The Ballard locks are also located along the Ship Canal in this neighborhood.
There are several townhouses and condominiums in Ballard as well as many historical single-family homes. If you're specifically looking for a townhouse there is a little bit of a difference between a condominium and a townhouse. Condos usually are accessible on the interior of a larger building and may have been converted from previous apartments. Condominiums are usually all on one floor where townhouses are multilevel and have an exterior entrance. Townhomes may also have their own private one or two car garage and feature either the garage and the ground floor or the living area on the ground floor, bedrooms on the top floor.
At any given time there are about 5 to 15 townhouses for sale in Ballard. These are usually priced from about $150,000-$900,000 based on size, condition, location and amenities. Most townhouses, especially those in Ballard do not offer any additional amenities such as a community swimming pool, fitness center or game room. However, most of these townhomes will at least offer residents a one car parking garage. In the Ballard area, condominium and townhouse are often interchangeable even though townhouse is somewhat different. All of these townhouses will usually require monthly homeowners dues as well, which can run anywhere from $100 a month to several hundred dollars a quarter.
The age of the townhome will vary greatly in Ballard. Several larger homes may have been split up into townhomes but originally built in the early 1920s. There are newer townhomes built on lots where older structures have been torn down and rebuilt. There are a couple of new townhomes on 63rd St. there were built in 2003 and feature two-car garages in a twin home style duplex. Duplexes also can sometimes carry the title of a townhouse. Townhouses and condominiums range in size from about 600 ft.² to 2000 ft.². Townhouses tend to be a little larger than condominiums and will usually feature two or three bedroom floor plans.
