Ballard Real Estate Market ReportThe Ballard neighborhood is located north of the ship Canal Bridge bordered by the Puget Sound, Crown Hill and Phinney Ridge. It encompasses several smaller neighborhoods including Sunset Hill, Shilshole Bay, old Ballard and West Woodland. It's home to trendy neighborhoods, coffee shops, great waterfront and Waterview cafés and restaurants, historical homes and the Golden Gardens Park. With nearly 50,000 residents living in Ballard alone, this primarily residential neighborhood has quite a wealth and variety of homes, townhouses, apartments, condominiums and estates. The median home prices typically around $400,000, which is lower than Seattle's average on a whole in Ballard features numerous unique features iconic to Seattle such as the Ballard locks.

At any given time you're likely to find 15 to 30 properties for sale in the Ballard region price from about $200,000-$700,000. There are higher-priced homes of over $1 million for waterfront estates and view properties. Ballard is laid out in a typical square road formation with a few diagonal roads located south along the Ship Canal and West Woodland. Ballard stretches from 3rd Ave., Northwest to 36 Avenue Northwest and 90% of the neighborhood is residential homes.

Down in Sunset Hill overlooking the Marina, are beautiful estate homes and easy access to the Marina with lots of waterfront shops, restaurants, and the Sunset West condominiums. Ray's Boathouses one of the premier iconic restaurants in Seattle and the Walrus and the Carpenter is unique addition to the waterfront along Salmon Bay.

The following statistics are accurate and up-to-date listing all the latest properties for sale, there list price, size and cost per square foot. Below that are properties under contract, meaning they have an accepted offer and are headed toward closing. Any of these could entertain a backup offer however. And finally, at the bottom is a list of the most frequently sold properties over the last six months. The newest sold properties are shown first. Seattle's newest condominium complex Vik, is receiving the most sales as of February, 2016 priced from about $350,000-$430,000.
