A penthouse is described as an apartment or condominium on the top floor of a large building, typically luxurious with high-end appliances, finishes, materials and Breathtaking Views. Although the term "Penthouse" may have lost its cachet, they are still considered one of the top floor and usually one of the best units in a building.
"We were looking for a great penthouse and really wanted that style of home. The best of the best, as they say. We wanted the best view, the best materials and something different than most of the units in a building. Seattle, like many large, metropolitan cities, has a good amount of options in buildings like the Madison, Luma, Escala, or even smaller buildings in West Seattle along Alki. The building didn't have to be ridiculous but it did need to be the best unit in the building. We didn't mind paying a little extra for HOA dues as long as we had the largest unit in the building."
That's what you should expect in a true "penthouse" unit. Not a nice, luxury condo, but the best in the building. It should also have the best views and the largest square footage. There are usually only 1-4 penthouses per building depending on how large the building is.
Yes! You might be surprised. It really depends on the building. If the building has 30 units and most are 400 square feet, the penthouse might only be 800 square feet but if it's on the top floor with the best view or amenities it will be considered a penthouse.
Some South Lake Union, Eastlake and Capitol Hill penthouses start about $400K and believe it or not, when we wrote this there was a top floor unit starting at just $109K at Beverly Park! But realistically, if a buyer is looking for a penthouse, they are looking in the millions. Some of the downtown Penthouses at Luma, Four Seasons and the like start about $4 million to $10 million. Now, we're talking 4-6 bedrooms and sizes over 8,000 square feet! Now that's a Penthouse!
