With the internet bringing huge amounts of listing information to buyers, many of them are able to locate the property they want to purchase online. At the very least, a buyer can shorten the list of candidate properties significantly by viewing them online, watching virtual tours, doing their own drive-by of the property, and open houses. The internet has changed the way homebuyers search for homes. The problem is that the real estate industry has not changed. Most new homebuyers begin their search for a new home on the internet instead of contacting a real estate agent. If the home buyers do part of the work, we believe you should share in the commission.
The rebate is program is simple. The buyers do part of the work and narrows down the homes they are interested in. The fewer homes the buyer agent has to show the bigger the rebate for the buyer. Both Broker and buyer will sign a form with the details before searching for homes. Brokers associated with the rebate program are experienced agent and maintain excellent online reviews.
Rebates are calculated based on the buyers agents commission. The example below is for a purchase price of $750,000 with a buyers’ agent commission of 3%. You can view up to 6 homes per home tour.
• 1-3 home tours $11,250 rebate 50% of buyers agent commission
• 4-6 home tours $6750 rebate 30% of buyers agent commission
• 7-10 home tours $3375 rebate 15% of buyers agent commission
• 10-15 home tours $1,125 rebate 5% of buyers agent commission
• 15 + home tours $0
We cannot represent you if you have already viewed a property with another agent or if you have signed an Exclusive Buyers Agency Agreement with another broker. To receive your rebate it must be clear that the appointed agent will be representing you. All refunds are subject to lenders approval. Rebates could be reduced if referrals are to be paid out to other parties by buyers agent.
